Paperboard core versus masonry core
Panel buildings constructed from the 1960s to the 1980s usually have bathrooms and WCs separated by umakart partitions: a lightweight panel structure suspended on a metal frame, not a masonry wall. You can tell because the partition sounds hollow when tapped, and due to the vertical joints between the panels visible under the tiling.
Cardboard core
Dismantling is quick and generates almost no debris. Disadvantage: the plasterboard cannot support heavy loads (heavy cabinets or wall-hung toilets require their own supporting frame), and from time to time moisture or corrosion of old pipework installed during the house construction may be found behind it.
Masonry core
Replacing the umakart partition with a brick wall or plasterboard on a frame is a cleaner long-term solution. It supports tiling and heavy fixtures and provides better sound insulation. However, it involves more demolition, more rubble to remove and a slightly longer installation time.
How to tell if you have a Bakelite core
The simplest test is tapping the wall around the bath or behind the WC, umakart sounds hollow and empty, while a masonry wall sounds muted and solid. Another clue is the year the building was constructed: flats from the 60s to the 80s almost certainly have umakart, whereas newer panel buildings from the 90s more often have masonry or plasterboard cores. If you are unsure, simply ask the construction company for a site inspection before submitting a quote: an estimated price without inspecting the core is always only indicative.
Approximate cost
| Rozsah | What is included | Price |
|---|---|---|
| Cosmetic refurbishment | tiles, floor coverings and sanitary ware without changes to the pipework | 80-140 thousand Kč |
| New UMACART core | dismantling, new pipework, tiling, sanitary ware | 140-220 thousand Kč |
| Plasterboard to masonry core | + demolition, rubble removal, new partition wall | 180-280 thousand Kč |
These figures apply to a typical bathroom in a panel building measuring 3-5 m². The price increases with the complexity of tiling, higher-standard sanitary ware and, above all, what is found behind the old core, dampness or rusted risers can push the budget up by tens of per cent.
How long does implementation take
Replacing a uPVC core with a new one, including repositioning the sanitary ware, usually takes 3 to 4 weeks From demolition to final cleaning. A complete transition to a masonry core is approaching. 5 weeksmainly due to the longer curing time of renders and adhesives before tiling. The schedule also includes ordering sanitary ware and tiles. It is advisable to select these before work begins, not during its course.
Questions to ask the company in advance
- Whether it will also cover the risers or only what is behind the apartment's water shut-off valve: for risers, coordination with the building's owners' association is usually required.
- How they handle debris removal and noise: in a panel building, the whole floor hears it.
- Whether the price includes ventilation for the WC and a heating ladder, or if these are additional items.
- What is the warranty period for completed work, and what exceeds the statutory 24 months, for example, the watertightness of waterproofing beneath tiling?
When a cosmetic refurbishment is sufficient and when it is not
If the umakart core is dry, free of visible corrosion and the pipework is in good condition, it makes sense to retain the core and carry out only cosmetic refurbishment, new tiling, flooring and sanitary ware. This saves weeks of work and tens of thousands of Kč. However, if during inspection the company finds moisture, rusted screws on the supporting frame or an old installation, a cosmetic repair will merely delay by a few years what will inevitably need to be addressed from the ground up.
Umakart itself is not the problem: the problem is not knowing what lies behind it until someone cuts through it.
